PROPERTY MANAGEMENT SERVICES

We provide thorough and detailed reporting to protect your investment:

  • Preparation of ingoing and outgoing inspection reports
  • Routine inspections conducted approximately every three months
  • Detailed reports on internal and external property condition, supported by photos
  • Comprehensive vacate inspections, comparing the property condition against the original ingoing report


LEASING 

We ensure a structured and professional leasing process:

  • Tenant reference checks
  • Successful applicants are required to secure the property by paying two weeks rent within 24 hours of approval
  • Preparation of all lease documentation
  • Clear explanation of tenant obligations and requirements


LEASE RENEWALS 

We proactively manage lease agreements to maximise your return:

  • Review of tenancy agreements approximately 60 days prior to expiry
  • Advice on current market conditions and comparable rental properties
  • Implementation of renewal terms in line with your instructions


RENT COLLECTION 

We maintain strict and consistent rent collection procedures:

  • Rent is due on or before the specified due date via electronic transfer
  • Follow-up reminders issued between 7–14 days if payment is overdue
  • Continued non-payment beyond 15 days results in a Notice of Breach 


RENT PAYMENT AND ACCOUNTING 

We provide clear and efficient financial management:

  • Monthly electronic transfer of rental income into your nominated account
  • Detailed monthly statements outlining all income and expenses
  • Ability to manage payments on your behalf, including council rates, water rates, and maintenance invoices
  • End-of-financial-year income and expenditure report, ready for your accountant


MAINTENANCE 

We ensure your property is well maintained at all times:

  • Repairs carried out by qualified tradespeople
  • Before and after photos provided for all completed works
  • Prompt handling of urgent repairs to prevent further damage
  • Authority to act on your behalf if you are unavailable in urgent situations
